What is Liquid Floor Screed?

We recommend allowing for the BS8203, a drying time of one day per 1mm up too 40mm, plus an additional day for each 0.5mm of thickness on top of the 40mm. This will enable the screed surface to cure completely and be prepared for the installation of a bonded floor covering or other finish. In commercial settings, a minimum thickness of 40mm of screed is recommended. For domestic applications a minimum thickness of no less than 35mm should be applied. The surface finish of Gyvlon bonded liquid screed is levelling, and will meet the surface regulation classification 2 for normal standard accuracy floors. Understanding Liquid Screed Costs
The cost of liquid floor screed depends on several factors, with depth and floor area being the main considerations. For bonded applications, we typically lay 35-40mm of liquid screed, while underfloor heating projects need 50-65mm to properly encapsulate the pipes. The deeper the screed, the more material required per square metre, which affects the overall cost. Larger floor areas work out more economical because our setup and mobilisation costs spread over a bigger area. A 200 square metre floor will have a lower rate per square metre than a 20 square metre room.
Liquid screed has a higher material cost per square metre than traditional sand and cement, but the total project cost often balances out when you factor in labour savings. We can pump and level over 1,000 square metres in a day with a small team, whereas traditional methods take far longer and need more workers. There’s also no damage to door frames or heating pipes from wheelbarrows being pushed around site.
Site access, floor preparation, and project timescales all influence the final price. If we need to install insulation or damp proof membranes first, that’s additional work. Fast-drying liquid screeds cost more than standard options, but they let you lay floor finishes much sooner, which might save money overall on commercial projects with tight deadlines.
